不算首套，和父母共有一套房产，再次购买是算二套房的，因为子女与父母 共有房产 ，其房产共有权人是有登记名字的，也就是说名下有房产，再次 购房 就会认定为二套房，若只是父母名下有房产， 房产证 没有子女名字，那么子女成年人后再次购买都算首套房，可以按照首套房来交 首付款 和贷款。

1、贷款利率
二套房贷款 的贷款利率是比首套房的贷款利率高不少的。就公积金贷款而言， 二套房贷款 的贷款利率，是要在首套房 公积金贷款利率 的基准上，上幅10％。其他 商业贷款 的 二套房贷款 利率，要以各商业银行规定为准，但总体来说，都是比较高的。
2、贷款额度
二套房贷款 的贷款额度比首套房的贷款额度低很多。具体的贷款额度，以地区规定为准。
3、贷款难度
二套房贷款 的贷款难度，会比 首套房贷款 难度大很多，尤其是在遇到资金比较紧张的时候， 二套房贷款 往往很难申请到。一套和二套在交易上，一套有 契税 优惠（普通且90平米以下按1％征收，普通按1．5％征收，非普通还是3％），二套无论什么情况 契税 都是3％。在 房产税 上，一套免征，二套按家庭人均60平米计算，超过部分征收 房产税 ，每年年底缴清， 税率 为 非普通住宅 0．6％，普通住宅0．4％，标地按合同价的70％计征。
